Wonderful article Stu! I think it is fantastic that (roughly) 80% of the people who live and work in Vancouver can no longer afford to buy a home. It is a wonderful thing when millionaires from overseas drive up real estate prices so high that we are now considered one of the most unaffordable cities in the world. What makes it even better is that very few of the overseas investors bring any business to BC, so essentially very few people benefit in the long run. Keep flippin' those houses my friend!

A realtor without any moral compass who stands to make more and more money from the skyrocketing costs of local real estate is applauding the ability of foreigners to essentially block citizens out of the local real estate market.

Instead of selling your country out to foreigners you should be using your eperience and knowledge as a realtor to do something to ensure that your fellow citizens have the ability to own land. Instead we are becoming indentured servants paying rent to foreigners.

I don't care where the foreigners come from, citizens should have the ability to buy land in their own country. Don't give us any BS about how affordable any city in Canada is compared to cities in other countries... compare affordability in the lower mainland to other areas in Canada because we're Canadians!

Shame on you. How do you sleep at night!

Very misleading stat ... 46% increase since 2009. The same home is not worth 46% more, not even close, in 2009 very few high end homes were selling and the sales were mainly on lower priced homes, now with the high end market selling very well it has skewed the average. The median price would be more applicable or better yet if you had a few examples of homes that sold in 2009 and then resold since then, that would be interestng to see the results.

According to this article by Gord Goble in the Vancouver Sun the above is an apocalyptic real estate myth designed to have us racing to see our mortgage broker and spend 10x our annual income on property that may very well depreciate in the near future according to sound financial prognosis, as this bubble too shall burst: http://www.vancouversun.com/business/Vancouver+renting+better+option+than+buying/4674158/story.html

Hey Stu...a couple of problems as I see it. Money is easier to make in China, fixed currency, no minimum wage, no human rights, lax environmental controls & horrible pollution, rampant corruption, melamine in milk, & throwing people in jail if they speak out against these things... So unless you support changing the rules on how we make money here in Canada - make the rules (or lack of) the same In Canada as in China, then you should oppose allowing Chinese to use their money to outbid Canadian workers. Be consistent - lack of consistency often reveals someone is not really telling the truth. Waht you believe, apparently, is that as long as you are makng money off of this, then its OK, so be honest & say so. Skip the baloney about free markets, free markets, China is not a free market & Chinese or anyone else shouldn't be allowed to launder dirty money by buying Canadian real estate

As a student and proponent of Kaizen continuous improvement methodologies since the 80's, I wholeheartedly concur with you Nick in "challenging the status quo".

Here is an excerpt from my business philosophy: "Real estate is a whole new industry today. In fact, real estate has evolved to the extent that everything must continuously be questioned to see if there is a better way."

This is simply watching out for a client's best interest!

These are great tips - I just wish more Selers would look at their stuff as "things to move so we can sell our home"" rather than "things to move AFTER we sell our home"!

One time, after my client bristled about moving a large armoire twice - once to storage and again to their (eventual) new home - I told them they could move it to ther garage.

When I came by a week later, you could not GET IN the garage they had so much stuff there!

I'm going to make this required reading!

"I don’t think it is wrong for Chinese Buyers to be buying Vancouver Real Estate....focuses on the overwhelming tend on the Vancouver West Side of Mainland China Investment bidding up price wars to as much as $500,000 or 30-40% over asking, an eye opening phenomenon as just 2 years ago Real Estate in Vancouver was dead with most people predicting a crash in prices"

This is what is called a bubble. if 10-20% or so Chinese investors are paying cash and bidding up prices 30-40% a year which may come out 200-300% in a few years down the road, way outpacing incomes and inflation, you will eventually be making mortgages to the other 80-90% on inflated prices which will never be able to repay. Canadian banks may even come up with option ARM and negative amortization loans which expire after 5-7 years, much like the toxic loans in the US which blew up and a flood of foreclosures come on the market.
It will not be a pretty picture down the road, as Canadian banks blow up sending the economy into turmoil.

When prices go up, natives need more income... so they ask for salary increase...but wait, if they ask for increase, their job will be exported to China, because they are too expensive in a already global economy.
